2026 Real Estate Revaluation
Periodic Update
5/11/2026: The appointment period for Harpswell Neck residents has now closed. Residents from Bailey Island up to Pinkham Point Road who have not had interior inspections should have received a letter in early May asking to schedule an appointment. Residents from Pinkham Point all the way down to Cundy's Harbor will receive letters in the coming weeks. In that time, Vision data collectors will also be completing their review of island properties and any open building permits.
We do not yet have new value information for property owners. Letters will be mailed in July with your updated valuation for 2026. These numbers will not be available to the Assessor, or the public, until the data collection and entry phases are finished in June.
Vision Government Solutions has mailed a letter to commercial property owners in Harpswell asking for information related to the income and expenses of those properties. These values will help determine economic conditions in town, which creates a base for calculation of commercial values. A copy of the cover letter can be seen here or in the list of documents below, along with the different questionnaires. Please do not hesitate to contact our office at 207-833-5771 or dturner@town.harpswell.me.us with any questions.
*Please Note*: During the revaluation, we are not updating any information on our online property cards, including new construction and property sales or transfers. If you purchased your property last year, you may not yet see your name listed as the owner. You are welcome to reach out to the Assessing Office to confirm that we received your deed. Please call us at 207-833-5771.
The Town of Harpswell has hired the appraisal firm Vision Government Solutions, Inc. (VGSI) to perform a town-wide Revaluation Project. VSGI will work with the Harpswell Assessing Department to make the 18-month process successful. The Board of Selectmen is asking for your participation so that the data collected is as accurate as possible. A municipal revaluation has five major phases: Data Collection, Market Analysis, Valuation, Field Review, and Informal Hearings. Many tasks will be implemented during these phases to complete the revaluation. Both the Town of Harpswell and VGSI appreciate the cooperation of the Harpswell taxpayers.
A revaluation will determine the fair market value of every property in Town and equalize the values of all properties for a fair distribution of the tax burden.
*PLEASE NOTE: Some properties may be visited TWICE during our revaluation. KRT Appraisal is visiting all businesses in Harpswell to identify all business personal property. For more about this process, click here.*
